The GATE is a proposed approximately 300-home residential community in Ketti–Kabusa, Abuja, designed around a clear pathway from land ownership to a completed home.
The GATE is located in the Ketti–Kabusa District of Abuja, Nigeria.
Current options are 150sqm, 250sqm and 350sqm.
150sqm: ₦12m for the land + ₦4m estate development = ₦16m
250sqm: ₦20m for the land + ₦5m estate development = ₦25m
350sqm: ₦28m for the land + ₦6m estate development = ₦34m
Yes. Prospective buyers can review the relevant property and transaction documentation as part of the due-diligence and purchase process.
A Legal & Documentation Fee of 10% of the land cost applies to each purchase. This covers the legal and documentation work required to properly process and formalize your ownership, from preparing and reviewing your purchase and allocation documents to verifying purchaser information, preparing the relevant transfer documents, and providing legal transaction support through completion.
In simple terms, it ensures your purchase is properly documented from offer and allocation through to the legal transfer of your interest in the property. The 10% fee is calculated on the land cost only, not on construction or other applicable charges.
The GATE is designed to be more than a land sale. You purchase your land and choose a defined pathway towards completing your home within the development timeframe.
No. You can choose from three pathways: build the remaining home yourself after the agreed Roomeo-delivered foundation; have Roomeo build your home completely; or have Roomeo build through roofing and agreed external finishing while you complete the interior.
Under the self-build pathway, yes, subject to The GATE's architectural guidelines, approved designs, building standards and development controls.
The GATE is designed to become a living community rather than an estate of undeveloped plots. The development framework therefore encourages every buyer to progress from land ownership to a completed home within the applicable 36-month construction period.
The community vision includes preschool, primary and secondary education, healthcare, kids' parks, recreation, business and coworking spaces, security, roads, water treatment, renewable-energy solutions, EV charging and property-management services. Proposed facilities remain subject to final master-planning and applicable approvals.
Yes. The GATE is designed to support Nigerians at home and abroad, including remote documentation, developer-managed construction options and ongoing project communication.
Professional property and facility-management services are planned for homeowners who require them.
Eligible short- and long-term rental management may be available, subject to estate rules and applicable agreements. Rental income is not guaranteed.

Submit the completed Subscriber’s Form together with the required information and supporting documentation.

Following review of your application, you will receive a Conditional Letter of Offer setting out the applicable terms and conditions of the proposed acquisition.

Receive and carefully review the relevant Condition of Sale and Purchase Terms. Purchasers are encouraged to seek independent legal advice where necessary.

Satisfied with the condition of sales and purchase terms? Accept and pay the applicable Land Purchase Fees, Legal & Documentation Fee which will be paid to the designated account details provided on your Letter of Offer.

Upon satisfaction of the applicable payment and documentation requirements, the relevant legal transfer, assignment, allocation or other applicable documentation will be prepared and processed to formally document the purchaser’s acquisition.

Upon completion of the applicable transaction requirements, the purchaser’s allocation is formally confirmed, paving the way for the next stage of the journey which is building your home and becoming part of The GATE Community.
